Cash Key DiscontinuedCash Key Refunds 

The Cash Key, previously used as an alternative to coins, is no longer compatible with City parking meters. Please contact the City Hall Cashier located at 1400 Highland Avenue for a full refund of your deposit and any remaining balance on your Cash Key. Your Cash Key must be physically returned to confirm the deposit paid and the credit remaining on the key. The City will process and mail you a refund check. City Hall hours are Monday through Thursday 7:30 AM to 5:30 PM, and alternate open Fridays 8:00 AM to 5:00 PM.

Residential Parking

Overnight Residential Parking (Beach Lots):

  • Overnight residential parking permits are available to residents for the Upper Pier Lots, the 26th Street Lot (Bruce's Beach) or the El Porto Lot (45th Street and The Strand).
  • The cost is $30.00 each for three months; up to two (2) permits may be issued per address (hangtag is transferrable between vehicles).
  • Overnight parking permits are valid from 6:00 PM to 8:00 AM, seven (7) days a week. Permit hangtag must be displayed on the rearview mirror when parking in the designated lot.
    **Permits are only valid in the designated lot and are not for use at any other lot or for street parking.

El Porto Lot - 65C: The entrance and exit will be LOCKED at approximately 8:00PM each evening and OPENED at approximately 6:00AM each morning. You will NOT be able to ENTER or EXIT while the lot is locked. During the period from SEPTEMBER 15th through JUNE 15th the permit will be valid twenty-four (24) hours on weekends and holidays with the exception of the following weekends: the weekend before Easter, Easter weekend, the weekend after Easter, Memorial Day and Memorial Day weekend.

26th Street Lots - 65B: The entrance will be LOCKED at approximately 8:00PM each evening and OPENED at approximately 6:00AM each morning. You will NOT be able to ENTER the lot while it is locked, but you WILL be able to EXIT. During the period from SEPTEMBER 15th through JUNE 15th the permit will be valid twenty-four (24) hours on weekends and holidays with the exception of the following weekends: the weekend before Easter, Easter weekend, the weekend after Easter, Memorial Day and Memorial Day weekend.

Upper Pier Lots - 65A: During the period from OCTOBER 1st through APRIL 1st the permit will be valid twenty-four (24) hours on weekends and holidays, with the exception of the following weekends: the weekend before Easter, Easter weekend and the weekend after Easter.

Downtown Residential Override Permit:

  • The Downtown Residential Override permit program was created to reduce non-resident parking in downtown residential neighborhoods. Residential override hangtags are available to applicants who reside in the approved Downtown area on a qualified street posted with restricted parking.
  • Downtown Residential Override Zone (PDF)
  • Each household is allowed two (2) non-transferable hangtags for vehicles registered to occupants of the residence, with proof of residence (vehicle license plate numbers registration required), and one (1) transferable hangtag for a guest vehicle.
  • Permits cost $15.00 for the first hangtag and $5.00 each for up to two (2) additional.
  • Hangtags are valid during the current two-year program term or until the resident no longer resides in a qualified dwelling unit for such override. **Note, Residential Override permit holder must still adhere to all parking meter regulations and other applicable parking restrictions such as street sweeping and red curb restrictions.

Mira Costa Residential Override Permit:

  • The Mira Costa Residential Override permit program was created to reduce Mira Costa student parking in adjacent residential neighborhoods during the school year. Residential override hangtags are available to applicants who reside in the Mira Costa area on a qualified street posted with restricted parking.
  • Mira Costa Residential Override Zone (PDF)
  • Each household is allowed three (3) non-transferrable hangtags available for vehicles registered to occupants of the residence, with proof of residence (vehicle license plate numbers registration required).
  • Permits cost $15.00 for the first hangtag and $5.00 each for up to two (2) additional.
  • Hangtags are valid during the school year for the current two-year program term or until the resident no longer resides in a qualified dwelling unit for such override. **Note, Residential Override permit holder must still adhere to all other parking restrictions such as street sweeping and red curb restrictions.

Commercial Parking (Monthly)

Monthly and 6-month commercial business parking permits for the Downtown and North Manhattan Beach business areas can be obtained at the City Hall Cashier based upon availability.

 Monthly Lower Level Metlox Parking Lot Parking Permit (Lot M):

  • A total of up to ninety-five (95) permits are available on a first come first served basis each month beginning on the 25th, or first working day following, for the upcoming calendar month for the Lower Level of the Metlox Parking Structure (12th & Morningside; 10-hour parking).
  • Individual permits may be purchased one month at a time for $27.00 each.
  • Monthly sticker must be affixed to the white hangtag (obtained with permit sticker) and hangtag must be displayed on the rearview mirror to be valid. Monthly permits are valid for the calendar month displayed on the sticker.
  • Permits are valid for the Lower Level of Lot M (10-hour parking), the Top Level of Lot 3 (12th & Morningside; 10-hour parking) and Lot 7 (Valley Dr. South of MBB; 10-hour parking).

Commercial Parking (Bi-Annual)

Monthly and 6-month commercial business parking permits for the Downtown and North Manhattan Beach business areas can be obtained at the City Hall Cashier based upon availability.  

Bi-Annual Commercial Parking Lot Permit:

  • A limited number of permits are available to merchants commercially licensed in the Downtown and North-End Business Districts:

    • 12th Street & Bayview Drive - Lot 2
    • Highland Avenue & Rosecrans Avenue - Lot 4

  • Permits cost $160.00 each, and are valid for six-month increments, from January 1st to June 30th and July 1st to December 31th.
  • All bi-annual permits are currently sold-out with waiting lists in place for each lot. When a permit becomes available, the City will contact the first eligible business on the waiting list for that lot. Please see the City Hall Cashier for additional rules & regulations and to be added to the waiting list.

TaxiTaxi Cab Franchise

The City of Manhattan Beach implemented a taxi cab franchise system which limits the number of taxi cabs operating in the City of Manhattan Beach. This limitation was imposed to protect the public’s safety and welfare as well as to better control the manner and conditions under which taxi’s serving our community operate. Through the taxi cab franchise the City has also been able to ensure that a percentage of Clean Air Vehicles have been incorporated into the fleet of cabs operating in Manhattan Beach.

The following four taxi cab companies (listed in alphabetical order) have franchise permits to pick up passengers within the Manhattan Beach City limits. Manhattan Beach franchised taxi cabs are easily identified by the City of Manhattan Beach Taxi Cab Franchise Permit decal affixed to the rear of the vehicle.
